Luxury Condos - Trump Toronto Construction

May 2009. The completion of the first five floors marks yet another significant development in the ongoing construction of Toronto's Trump International Hotel & Tower. When the installation of the automatic-climbing-system is complete in early June, the tower will begin rising at a rate of approximately one floor every 7-10 days. The building's post-tension slab construction provides greater core strength and reduces the weight and size of the slabs required, allowing for thinner support columns and ultimately creating wide-open, spacious floor-plans for residents of the building. A limited number of residential suites still remain available for sale and are priced from $2-million CAD.

The Joe and Rika Mansueto Library: A Construction Retrospective

Take a video tour of the Mansueto Library construction site with Mike Natarus, University of Chicago's Senior Project Manager, Capital Project Delivery, Facilities Services. Natarus guides viewers through the evolution of the project from November 2008 to November 2010. (Construction is ongoing and will be completed in Spring 2011.) See and learn about the building's major components: an underground book storage system within a slurry wall, conservation and digitization laboratories and a grand reading room at ground level, and a glass dome topping the structure. The Joe and Rika Mansueto Library is designed to take full advantage of technology to provide elite service to the scholarly community. Excavator Construction - Spider Excavator For Extreme Terrain

The usual track excavator is a common machine used for logging and construction industry. On the steeper grounds, the operator will need to bench on the slope to be able to gain access for them to ensure their safety. Though, this process not desirable always because of some instances when the stability of the slope is concerned.

Spider excavator is a type of excavator which has the ability to walk and perform task in all terrain places. It has 4 legs and it can able to walk like a spider on steep slopes without the need of constructing large benches and it will not create any undue disturbances on the ground. It will only produce a ground compaction from the base of its spider-like legs.

The spider hoe or the legs uses the buckets for walking in to the rough terrain. The bucket is tightly placed at the slope downward the machine; the front legs that are located below the wheels at the back are lifted as the telescopic arm trusting the machine up to the hill through its wheels.

The operator gives power for driving as he increases the tension of the winch. Due to the rough terrain, the wheels must be adjusted continuously so that the operator can stabilize the spider hoe horizontally. Every single movement of the machine is adjusted by the operator manually; it is possible to apply for up to 8 functions simultaneously using the joy sticks and the pedals for the safety operation of the machine.

It is also equipped with a hydrostatic rubber tires for its traveling for the speed of 6kph when in flatter grounds. Spider like legs is able to step over the small tress and can over obstacles for as high as 2 meters.

Larger spider excavator machines have 8,100kg operating weight and with excavating performance of 15,000kg. The long stick of the machine can reach 26 feet from the center when it is fully extended. Boom is connected nearby the center of the machine which has gravity for allowing excellent torque.

The spider excavator can simply straddle the trench by making use of its own weight, optimizing its ability by digging hole under itself. Prepared with thumb and twisting wrist for the bucket which adds to the versatility of the machine.

In addition, because of its light weight and high performance characteristics, the spider hoe is ideal for using the helicopter to transfer the machine to the remote sites, fully equipped with fuel and already on the go for work.

Factors to accede in Bridge architecture account for Bridge construction

Bridge construction is a time-consuming and complex task generally performed by a team of architects, structural engineers and general contractors. It involves drafting, design analysis, 3D modeling, preparation of working drawings and construction documents for timely delivery of bridge components and structural members. Bridge detailing process helps you understand structural requirements and deliver drawings for construction and commissioning of bridge structural components.
The framing plan drawing is an accurate and detailed graphical representation of all the geometric control required for the detailing of column, section, beam or girder framing. This information is crucial and must allow a room for the authentication of structural calculations, dimensions and drawings by the Engineer of Records (EoR).
The framing plan should clearly describe span lengths, distances between diaphragms, chord lengths, distances between respective girders, elevation angles, girder dimensions, girder radius of curvature and other specifications as required by the EoR.
Concrete components of a bridge are pre-fabricated members and require accurate, complete and standard compliant plans for its fabrication. Different drawings are required for using reinforcing steel, post-tensioned or pre-stressed concrete components. Bridge detail drawings for concrete members may require 3D models to render plan and elevation views along with sections and details.
The drawings may be prepared using computer aided design (CAD) tools and must show the horizontal and vertical placements of concrete, reinforcement steel and pre-stressed tendons. Further, the spacing and placement of rebars must be clearly shown with appropriate dimensions. For bridge deck slab detailing the spans must be separated by construction joints into two parts called positive moment field and negative moment field. The drawing may provide additional construction joints to restrict the volume of concrete to be required for fabrication. The placement order must be such as to ease the latency for tension in the slab due to girder displacement.

The Value of Construction Inspections

Buyers of re-sale homes almost always have their homes inspected by a professional inspector. Buyers of new homes, however, often do not take this important step. There are several reasons for this:

The buyer is getting a brand new home, and thinks that the inspection is an unnecessary added cost.

The buyer feels that they are protected by the builder's one-year warranty for workmanship, plus extended structural warranty.

In many cases, the home is inspected by city inspectors as a part of the permitting process.

Buyers believe that they can rely on the builder's reputation.

The builder is resistant to idea of third party inspections.

Buyers are not aware that a home inspection is a recommended alternative.

The buyer plans to "keep an eye" on the construction.

A Business Relationship

The construction of a home is a big project involving many contractors and suppliers. As the buyer and homeowner you are the financer and recipient of the final product. If you are like most people, this is your biggest investment. Understandably, most people want to establish a good rapport with their builder. They must rely on the builder throughout the job, and for warranty and service work after completion. They feel that they need the builder's friendship and good will, and do not want to risk damaging the relationship.

You will need to come to terms with this in your own mind. Do not allow your anxiety about the construction process to obscure the fact that you have a business relationship with your builder. You are working together under a contract. It is possible to be cordial and respectful, while maintaining the right to bring up problems and concerns. It is best to establish the ground rules for your relationship at the beginning of the project. At some point, you may need to tell the builder that something is not acceptable to you.

Schedule Inspections

Let the builder know at the outset that you will be getting a construction inspection. You may hear (from the builder or others) that this is unnecessary, that city inspections will be done, that this is an unusual step, etc. Stand your ground on the inspection decision. After you have let the builder know that you will be getting an inspection, send an email or written note clarifying when your inspections will be done. Make it clear that you will need to have the utilities connected for your final inspection. Allow enough time after the final inspection for corrections to be made before closing. Check with your inspector about which inspections he recommends. The three that come to mind are: foundation, pre-sheetrock, and final inspection.

Foundation Inspection

With some complicated foundations, you should have an engineer review the construction as it progresses. In other cases, a licensed inspector can do the job. Usually, city inspectors do a layout inspection, making sure the foundation does not overlap building lines. Whether or not you are in a city, ask your inspector to double check this. Ask for a copy of the "forms survey", if the builder has one. If a forms survey has not been done, carefully measure from the property lines. If there is some doubt about whether the structure encroaches over building lines, have a survey done before proceeding. In addition to the layout, the inspector will check the steel content, depth of footings, post tension cables, and other parts of the foundation.

Pre-Sheetrock Inspection

Most builders invite the homeowner to do a walk through after framing, HVAC and plumbing rough-in, and electrical wiring are complete. This is a good time to look at your outlet locations and window and door placements. Make sure that any changes in the plans have been picked up and made by the sub contractors.

While you check for layout items, your home inspector can look closely at the construction. His report might include: broken plumbing lines, improper flashing, cut or bowed studs, inadequate bracing, beams that over-span their strength, AC ducts that are crushed, etc. These items are easy to correct at this point, before sheetrock and finish materials are installed.

It is not realistic to expect the construction to check out perfectly. Every builder in every price range will have some items to correct, both from the city and the third party inspector. Let your builder know that you will provide him with the report immediately, so that he can address the items before the walls are closed up.

Final Inspection

You will need to have all utilities on in order to complete this inspection. Normally, the builder requests a "walk-thru" inspection with you when the house is substantially complete. If utilities are on, you could schedule your inspector at this time. You can focus on paint and touch up items, while your inspector conducts a more thorough inspection, checking for leaks, non functional outlets, final grading of the lot, flashing problems, appliance operation, voids in mortar, etc.

The Construction Inspection

At some point you will sell you home, and your buyer will likely have your home inspected. Some of the items the inspector catches now may seem minor, but they will come up later in your buyer's home inspection if they are not corrected. It is in your best interest to have everything nailed down now. If there are items that cannot be fixed before closing, and you cannot delay closing, ask the builder to sign a written list of items to be repaired or completed.

Building a new home can be an exciting and rewarding experience. A new home can deliver the right floor plan and finishes for you. It is a complicated project and huge investment. The support, advice and information that you will gain from a third party inspection is invaluable. Do not leave out this important step in the building process. It is well worth the investment.
